MECHANICAL SERVICES offers a complete line of energy
services to help you achieve your goals in the ever
expanding and sometimes confusing area of energy efficiency
and sustainability. We use the “whole building works as a
system” approach in identifying energy conservation measures
(ECM) that will benefit your building.
There is an old saying that goes, “You have to know where
you are starting from in order to get to where you want to
go”. Our services begin with benchmarking the current ways
your building is using energy through the Energy Star
Portfolio Manager. This will give us the information
necessary to begin developing your customized energy
efficiency plan. The process continues by determining what
level of assessment best fits your facilities’ needs and
budget. We have three levels of assessment. The Level 1
assessment is a walk-through of your facility from which we
provide recommendations for ECM’s. Level 2 uses the Level 1
information to develop proposals and life cycle costs, which
are used to provide estimates on your return on investment
(ROI) and simple payback schedules, as well as some basic
equipment testing and monitoring. Level 3 is the most
comprehensive assessment where engineering and building
information modeling is added to the information that was
learned during Level 1 and 2 to develop plans for capital
improvements that will make your facilities more energy
efficient, comfortable, safe and sustainable.
We currently have two LEED accredited professionals on staff
who understand the United States Green Building Council’s
(USGBC) LEED building certification program. We can join
your new construction project team or your building
operations and maintenance manager as HVACR specialists to
enhance the certification process for your building.
For our current contracted maintenance agreement customers,
we offer an energy efficiency add-on that will increase the
benefits that you normally receive from scheduled periodic
maintenance. This energy efficiency enhancement will provide
benchmarking, monitoring, analysis, and ongoing
recommendations and improvements to reduce your facilities’
energy spend.
We can also assist you in finding and implementing incentive
and grant programs offered by the utility companies and the
government. Whether you own or manage a public or private
facility, our staff will be able to bring you up-to-date on
what programs are available and applicable. As a Program
Ally in the Ameren Act On Energy program, we can direct you
to the proper incentives that are available for your ECM’s.
We are familiar with the organizations that will be managing
the stimulus package funds as they become available.

What is LEED?
LEED is a voluntary building certification program that establishes a common standard of measurement for what consistutes a high performance "green" building. Since its introduction in 2000, LEED has become a nationally accepted benchmark for leadership in green building design, construction and operations. LEED gives building owners and project teams a concrete, practical set of design and performance goals, and provides independent third-party certification that validates their achievement.
LEED takes a holistic approach to sustainability, recognizing performance in 5 key areas: Site, Water Energy, Materials and Resources, and Indoor Environmental Quality, with an additional category to recognize Innovation. Four progressive levels of LEED certification - Certified, Silver, Gold, and Platinum - are awarded based on the number of "credits" or points achieved in each category.
The environmental impact of the building design, construction and operations industry is enormous. Buildings annually consume more than 30% of the total energy and more than 60% of the electricity used in the U.S.
LEED for Existing Buildings - Operations and Maintenance encourages owners and operators of existing buildings to implement sustainable operations and maintenance practices, and to reduce the environmental impact of their buildings over their functional life cycle.
